Middleburg approves new Pearl Road shopping plaza preliminary design



MIDDLEBURG HEIGHTS, Ohio — Business owner Heepal Patel will be bringing an impressive new shopping center to Pearl Road in Middleburg Heights.

Planning Commission on Sept. 23 unanimously approved the preliminary design for The Plaza on Pearl, a development to be constructed at 7168 Pearl Road. It will have India Grocers as the anchor business and other tenants occupying new storefronts alongside.

Patel has operated India Grocers in Parma Heights since 1994, but the store has outgrown its current space. The new location is situated between Get Air indoor trampoline park and Maserati of Cleveland.

“Our initial idea for this project was that we could create a larger store we very desperately need,” Patel explained, noting his “very, very loyal customer base” travels great distances to shop there. “But we had a grander idea to capitalize on those out-of-town customers by building more tenant space and giving the local community access to those consumers.”

The grocery store will employ 20 to 30 full-time employees. Tenants for the adjacent business spaces have not been identified yet.

A landscaped walkway will provide access to parking and leads directly to India Grocers. There will be two main entrances for vehicle traffic and a separate side entrance for trucks. Charging stations will be available for electric vehicles.

Because of the amount of impervious surface being created for the project, a 48,000-cubic-foot detention basin will be constructed at the rear of the 5-acre property to mitigate storm water drainage.

“This is a very impressive looking project, and I thank Mr. Patel for investing a large amount of money into our city,” said Councilman John Grech, while commission member Carl Guarnieri called the shopping center “very inviting and well done.”

“This is a great use of this property,” added City Engineer Michael Mackay. “The construction of a detention basin in this location will help keep drainage from contributing to the flooding we’re experiencing on Big Creek Parkway, and we appreciate that.”
